The Hidden Costs Of Home Staging and How it Affects You!

This year presents a tough market for everyone in the Sacramento area. Realtors are discounting their service, homeowners are dropping prices…. Stagers are… well, they are taking big hits too. Home Stagers may have several costs written into their bids that you may not realize. You need to know just what you are paying for and what is included, or not included, in the staging service fee.

Just within our own business here at Premiere Home Staging, we have had to dissect the services we offer, while keeping in mind many of the “pre-set” costs. The added costs of home staging should be tabulated on the invoice such as taxes… we can’t get around them, as well as, damage and security deposits. We need them too as many stagers have extensive inventories and may do some outside rental for their clients. Not only do home stagers have to sell themselves as professionals, they also have to sell the hidden costs of taxes, waivers/and/or security deposits. Those areas are already pre-set per the stager’s professional policies.

So when you hire a professional home stager, what ARE you really paying for besides the staging service itself?

MOVERS:  This is a very gray area. Normally it is included in the staging service and not an added cost. Often stagers will use friends or family members for this. Most are not insured to do this job. At Premiere Home Staging, we use professional movers, period.  They are experienced, they are careful, they wrap the furniture, they wrap the walls, they set-up, they are reliable, and they are insured.  I did use neighbors, family, friends, and friends’ teenagers, at the beginning of my staging life…but nothing beats a professional moving service. (Once, in sheer desperation, I almost hired the guy down on the corner holding a “will work for food” sign when everyone was busy on a Staging day).

TAXES:  They are everywhere…. lurking, you just can’t get away from them. Someone has to pay the TAX, and it ain’t coming out of my pocket. It is considered a standard added cost. When I first started Staging, I didn’t think about the TAXES until TAX time.  Yikes!  Taxes are charged on rental services only and should be clearly shown on the invoice.

DAMAGE WAIVER: When you rent furniture, many times your fees will include a damage waiver. It is not always an optional coverage available while renting. Most of the time, it is an added cost. In a sense, it is a form of rental item protection. This contractually waives the renter’s responsibility for the cost of damage to, loss or theft of, regardless of fault or negligence. Against popular notion, it is not insurance. Contract stipulations do apply with this waiver. Rental customers may opt to use their own personal insurance, credit card coverage, or ask the stager to be put on their Homeowners Insurance. However, protection and options do vary for each Rental Company. Home stagers need to be perfectly clear on what the rental policy is and if it does include a damage waiver fee when you hire them to stage your home.

SECURITY DEPOSIT: Many stagers and the rental companies ask for a security deposit. This is another possible added cost.  It is just another way to secure the safety/replacement of their items.  It is also another huge chunk of $$$ for clients to pay up-front, especially in this market.

PHOTOGRAPHY: All homes for sale must have professional pictures taken. Some stagers offer professional photography included in their staging service as a standard, but I have seen it as an added cost. It depends on each individual stager.

MARKETING: For the marketing aspect, several stagers have offered this service as added visibility for clients to help speed the sale of the home by marketing the listing on personal websites, networking groups, and social media. It has proven to be a differentiator for staging services. Normally included in the staging service, but can be an added cost.

So everything must be out in the open. All added and inclusive costs should be explained prior to the initial payment you may be paying when hiring a professional home stager. These added/inclusive costs should be noted on the proposal and the invoice for the staging service.  If you find a professional stager who includes several of these services within their staging service, you now know just what you are paying for!

Great start for 2012… Record Sale for Roseville Home in 2 days!

Premiere Home Staging had the pleasure of staging a darling home in Roseville. We staged the property on Jan. 6th and by Jan. 8th it had 2 offers in the realtor’s hand! We staged this beautiful two-story property located at 2601 Catalina Court on a cul-de-sac near a large park and Breen Elementary School. It received 10 offers 48 hours after it listed and it sold in a HURRY!!  This 3/3 home featured a large dining room/living room combination with separate kitchen and spacious breakfast nook. All three bedrooms were upstairs with a small loft space between them. It boasted an over-sized back-yard with large patio on one side. Nice landscaping and exterior trim was repainted in 2010. This home was within walking distance of the middle school and high school. It was listed at $220,000 and SOLD at $230,000 within the week.

The Importance of Curb Appeal…

This is one of the most important aspects in Staging and Selling your Sacramento area home.  You must draw that prospective buyer out of their car, unto the sidewalk, and up to the front door.  Landscaping, color, walkway, driveway, the neighbors… all give a feel to the home.  A potential buyer will look for the home that views pristine from the street to the doorknob on the front door.

There may be a good reason your home is taking longer to sell than average. What is the first thing you notice when you drive up to the home?  How does the outside of the home make you feel?  Do you want to get out and see it? How does it look compared to the other homes in the neighborhood?  These are questions you need to ask yourself when preparing your own home for sale.  Put on the “potential buyer” glasses and really look at your home.

Well, you can’t change the neighborhood, and you probably didn’t budget for a complete front yard makeover.  So what can you do?

View your home from across the street or as far away as you can.  Take a look from at least 3 angles such as the right side, front and center and left side. Now take a really good look at it.

#1. Can you see it?  If you can’t see your home, you can’t sell it. Trees and shrubs are great and should be trimmed so that you can still see the house.  I usually suggest trimming trees up to the rain gutter line or the top of the highest window.  Shrubs should follow a same line as the bottom of a window trim. If a lot of trimming needs to be done, do it several weeks before you put the home on the market so that the plants have a chance to recover.

#2. How is the paint?  Is it a neutral color?  Does it flow with the rest of the homes on the street?  Painting your house bright Blue will attract attention for sure, but not when you are selling.  Remember, with potential buyers… neutral is key.  Start with the trim if you can’t paint the whole house, especially around the front door and front porch. It can be as simple as painting the front door a different color.  That can be a quick and easy fix.

#3. How is the driveway?  Does it have cracks, oil stains, garbage cans?  Your driveway is the largest hard area near the home, the material and look of the driveway and garage have a huge impact on curb appeal.  Clean it up and clear everything off.

#4.  How is the landscaping? Make sure that the grass is well watered, edged, and mowed. Flowers, flowers and more flowers. These little pops of color make us happy and cheerful.  Add some pots near the garage and plant away.

#5.  Can prospective buyers find your front door? Is your walkway to the front door defined?  Does it lead buyers to the front door or front entry? Make sure people know where your front door is, and then work on drawing people toward the front door. If the front entry area has a patio, create an outdoor sitting area to show another living space.

Curb appeal is really only part of the whole package, which means the small details are as important as the big picture. A manicured front yard means a manicured home in a buyer’s eyes.

Finally, don’t forget to tidy up. Remove the garbage cans, hide the hose, pick up the paper, etc. Curb appeal means a place that looks neat and clean, the kind of place you’d like to live.
