The Hidden Costs Of Home Staging and How it Affects You!

This year presents a tough market for everyone in the Sacramento area. Realtors are discounting their service, homeowners are dropping prices…. Stagers are… well, they are taking big hits too. Home Stagers may have several costs written into their bids that you may not realize. You need to know just what you are paying for and what is included, or not included, in the staging service fee.

Just within our own business here at Premiere Home Staging, we have had to dissect the services we offer, while keeping in mind many of the “pre-set” costs. The added costs of home staging should be tabulated on the invoice such as taxes… we can’t get around them, as well as, damage and security deposits. We need them too as many stagers have extensive inventories and may do some outside rental for their clients. Not only do home stagers have to sell themselves as professionals, they also have to sell the hidden costs of taxes, waivers/and/or security deposits. Those areas are already pre-set per the stager’s professional policies.

So when you hire a professional home stager, what ARE you really paying for besides the staging service itself?

MOVERS:  This is a very gray area. Normally it is included in the staging service and not an added cost. Often stagers will use friends or family members for this. Most are not insured to do this job. At Premiere Home Staging, we use professional movers, period.  They are experienced, they are careful, they wrap the furniture, they wrap the walls, they set-up, they are reliable, and they are insured.  I did use neighbors, family, friends, and friends’ teenagers, at the beginning of my staging life…but nothing beats a professional moving service. (Once, in sheer desperation, I almost hired the guy down on the corner holding a “will work for food” sign when everyone was busy on a Staging day).

TAXES:  They are everywhere…. lurking, you just can’t get away from them. Someone has to pay the TAX, and it ain’t coming out of my pocket. It is considered a standard added cost. When I first started Staging, I didn’t think about the TAXES until TAX time.  Yikes!  Taxes are charged on rental services only and should be clearly shown on the invoice.

DAMAGE WAIVER: When you rent furniture, many times your fees will include a damage waiver. It is not always an optional coverage available while renting. Most of the time, it is an added cost. In a sense, it is a form of rental item protection. This contractually waives the renter’s responsibility for the cost of damage to, loss or theft of, regardless of fault or negligence. Against popular notion, it is not insurance. Contract stipulations do apply with this waiver. Rental customers may opt to use their own personal insurance, credit card coverage, or ask the stager to be put on their Homeowners Insurance. However, protection and options do vary for each Rental Company. Home stagers need to be perfectly clear on what the rental policy is and if it does include a damage waiver fee when you hire them to stage your home.

SECURITY DEPOSIT: Many stagers and the rental companies ask for a security deposit. This is another possible added cost.  It is just another way to secure the safety/replacement of their items.  It is also another huge chunk of $$$ for clients to pay up-front, especially in this market.

PHOTOGRAPHY: All homes for sale must have professional pictures taken. Some stagers offer professional photography included in their staging service as a standard, but I have seen it as an added cost. It depends on each individual stager.

MARKETING: For the marketing aspect, several stagers have offered this service as added visibility for clients to help speed the sale of the home by marketing the listing on personal websites, networking groups, and social media. It has proven to be a differentiator for staging services. Normally included in the staging service, but can be an added cost.

So everything must be out in the open. All added and inclusive costs should be explained prior to the initial payment you may be paying when hiring a professional home stager. These added/inclusive costs should be noted on the proposal and the invoice for the staging service.  If you find a professional stager who includes several of these services within their staging service, you now know just what you are paying for!

We staged this beautiful two-story property located at 2601 Catalina Court on a cul-de-sac near a large park and Breen Elementary School. It received 10 offers 48 hours after it listed and it sold in a HURRY!!  This 3/3 home featured a large dining room/living room combination with separate kitchen and spacious breakfast nook. All three bedrooms were upstairs with a small loft space between them. It boasted an over-sized back-yard with large patio on one side. Nice landscaping and exterior trim was repainted in 2010. This home was within walking distance of the middle school and high school. It was listed at $220,000 and SOLD at $230,000 within the week.

Are all Sacramento Home Stagers alike?

It really shouldn’t be hard to pick a professional stager to stage your home. But with so many “wanna be” stagers and hobbyists, it makes it hard to know who to choose. Maybe their website has great pictures or they have low prices. Do you really know who you are hiring to sell the biggest investment that you own?

At Premiere Home Staging we pride ourselves in fulfilling all the requirements it takes to be professional stagers. We believe in honesty, integrity, and ethical practices. We strive in offering the best home staging possible for all our clients.

Here are some things to consider when choosing a home stager for your Sacramento or Roseville home:

 

Price

You get what you pay for and price shopping isn’t the best thing to do. Whether you have a budget or not, going with the least expensive stager may get you nowhere. You may have saved on one end, but you will end up paying more on the other. The furniture they use may not be of excellent quality and could even be pulled right out of their own home! To professionally stage a home with high quality furniture and accessories is only part of the whole package. You also need to find the home stager with the best experience and expertise necessary to get the results you need. Ask if they will provide you with professional photos, a real estate show or virtual tour and if they actively market the property …… and continue marketing the property until it is sold and destaged.

Website

All serious home stagers have their own website with their own photos. The website should have lots of pictures and relevant information for the area.

References

Viewing a testimonial on a stager’s site is nice, but you do need to ask for several references and follow-up with them. Have the home stager provide you with phone numbers and email addresses.

Portfolio

All photography on the home stager’s site should be of the stager’s own work. There are many online pictures that are easy to cut-and-paste. So, ask if all the pictures are of jobs they actually did. The professional stager should have many different pictures depicting several different styles.

Insurance

You may have insurance on the property, but the stager needs insurance too. Ask to see current proof of insurance. A professional home stager must carry insurance. Only hire a home stager that can provide you with current proof.

Contract

There are several stagers in the area that do not have a contract. By not having a contract, it shows you that the stager is a hobbyist. A professional home stager running a business will have a contract. This contract would be preceded by a written proposal which is organized and easy to read. There should be no question about the scope of work and pricing. The professional stager is serious about doing business legally and ethically. The contract should be professionally written, easy to read, and understandable. If you have questions… ask!

And this one may be the most important of all…

Real Estate Staging Association

The home stager should be part of this organization as there is no real entity that oversees their business or ethical practices. Check the Real Estate Staging Association’s Web site at www.realestatestagingassociation.com to see if the home stager is a member. All members of this organization are held to a strict code of ethics.

Some RESA members have elected to work toward receiving the home stager designation of RESA-PRO.  This designation holds its recipients to business ethics, and integrity standards in the industry. Home stagers with the RESA-PRO designation are prohibited from using any stock photos on their Web site. RESA Pro recipients are mandated through this designation in a continuing education program. This insures that the recipient stays up-to-date with all requirements, ethical practices, and professionalism in the home staging field.
